A bank is usually cheaper, while a private lender is usually faster and more flexible. Banks qualify you on income, cap most borrowers at 10 financed investment properties and rarely fund rehab. Private lenders approve on the deal, fund rehab and close in days. For flips and value-add deals, private money usually wins on total return.
How Do Private Lenders and Banks Compare?
| Feature | Bank | Private lender (Clion Capital) |
|---|---|---|
| Approval based on | Income, debts, tax returns | The deal and your plan |
| Closing time | Often 30 days or more | 7 to 10 business days for flip and bridge loans |
| Rehab funding | Rare | 100% of rehab, paid in draws |
| Property limit | Usually 10 financed properties | None set by the program |
| Rate | Lower | Higher; fix-and-flip from 9.00%, rentals from 7.00% |
| Best for | Stable, rented properties | Flips, rehabs, fast closings, scaling |
Why Are Banks Harder for Investors in 2026?
Two reasons. First, the property cap: Fannie Mae limits most borrowers to 10 financed properties when the subject is an investment property (selling-guide.fanniemae.com). Second, tighter credit. In NAHB’s Q2 2026 survey, builders reported the eighteenth straight quarter of tightening, with 53% of those affected saying lenders required personal guarantees or outside collateral (eyeonhousing.org).
Banks are built for borrowers with W-2 income and one or two properties. Active investors outgrow them fast.
When Does a Bank Loan Still Win?
A bank wins when the property is already stabilized, you have documentable income, you are under the property cap, and speed does not matter. For a long hold, a lower rate compounds over years. For reference, the average 30-year fixed rate for primary homes was 7.32% on October 22, 2026 (freddiemac.com).
Many investors use both: private money to buy and fix, then a long-term loan to hold. Our bridge-to-rental refinance guide explains how.
How Do You Compare the True Cost?
Compare return, not rate. On a typical $310,000 flip, private financing costs about $19,600 over six months. If a bank cannot fund the rehab or close in time, the real alternative is not a cheaper loan. It is no deal at all.
Private lenders can underwrite the deal instead of your paycheck because business-purpose loans fall outside most consumer mortgage rules under Regulation Z (consumerfinance.gov). That flexibility is what you are paying for. Speed and certainty have a price, and usually a payoff.
How Do You Choose?
- Flip or heavy rehab: private lender.
- Must close in under three weeks: private lender.
- Already own 10 financed properties: private or DSCR lender.
- Stabilized rental, W-2 income, no rush: compare a bank too.

Frequently Asked Questions
Are private lenders more expensive than banks?
Usually yes on rate. But private lenders fund rehab, close faster and approve on the deal, which often produces a higher total return on flips and value-add projects.
How fast can a private lender close compared with a bank?
Clion Capital closes fix-and-flip and bridge loans in 7 to 10 business days. Bank investment property loans often take 30 days or more.
Can I use a bank loan for a fix-and-flip?
It is difficult. Most banks will not lend on properties that need significant work, and few fund rehab budgets.
Do private lenders check income?
Many do not. Clion Capital uses asset-based underwriting with no income verification, focusing on the property, the plan and your experience.
Is there a limit on how many properties I can finance?
Conventional loans usually stop at 10 financed properties. Private and DSCR loans do not apply that cap.
