What DSCR Ratio Do You Need for a Rental Loan in 2026?

Most DSCR lenders want a ratio of at least 1.0, and 1.25 or higher earns the best pricing. The ratio is monthly rent divided by the full payment: principal, interest, taxes, insurance and HOA dues. A $2,400 rent on a $2,000 payment is a 1.20 DSCR. No tax returns or W-2s are needed.

How Is a DSCR Calculated?

DSCR stands for debt service coverage ratio. For a rental loan, it is simply rent divided by the monthly payment, often called PITIA: principal, interest, taxes, insurance and association dues.

Here is a real example. A rental leases for $2,400. The loan is $240,000 at an illustrative 7.00% over 30 years, so principal and interest are about $1,597. Add $300 for taxes and $125 for insurance. PITIA is $2,022. DSCR: $2,400 divided by $2,022 = 1.19.

Lenders use the lease, or a market-rent estimate from the appraiser if the unit is vacant. For short-term rentals, we use 12 months of Airbnb or VRBO history. See our short-term rental DSCR guide.

What DSCR Ratio Do Lenders Require?

Requirements vary by lender and program, but the tiers below are common across the market.

DSCR What it means Typical result
Below 1.0 Rent does not cover the payment Limited programs, lower leverage, higher rate
1.00 to 1.14 Rent just covers the payment Approvable, standard pricing
1.15 to 1.24 Modest cushion Better pricing
1.25 and up Strong cash flow Best pricing and leverage

A higher ratio is a cushion. It tells the lender the property can absorb a vacancy or a repair without missing a payment. Cash flow is the credit score of the property.

What Else Do DSCR Lenders Check?

The ratio is the headline, but lenders also look at four other things.

  • Down payment. Purchases commonly need 20% to 25% down. Cash-out refinances commonly go up to 75% of value.
  • Credit. Credit still affects pricing, even though income is not verified.
  • Reserves. Expect to show several months of payments in the bank.
  • The property. It must be a rentable residential property in good condition.

What lenders do not check is your personal income. Business-purpose loans fall outside most consumer mortgage rules under Regulation Z (consumerfinance.gov), so the property qualifies, not your paycheck. That is why self-employed investors and those with many properties use DSCR loans. Conventional lending also caps most borrowers at 10 financed investment properties (selling-guide.fanniemae.com).

How Can You Raise Your DSCR Before Applying?

If your ratio is a little short, you have three levers.

  • Borrow a little less. In the example above, lowering the loan by about $15,000 moves the ratio from 1.19 to roughly 1.25.
  • Raise rent to market. A below-market lease drags the ratio down. Renewing at market rent before refinancing can fix it.
  • Cut fixed costs. Shop insurance and appeal a high tax assessment.

Rental demand is steady, with national rental vacancy at 7.3% in Q2 2026 (census.gov). A well-priced unit usually leases, which protects your ratio after closing too.

What Do DSCR Loans Cost in 2026?

DSCR loans are priced above owner-occupied mortgages. For reference, the average 30-year fixed rate for primary homes was 7.32% on October 22, 2026 (freddiemac.com). At Clion Capital, our rental loan rates start as low as 7.00%, with origination from 1.00% and a $999 underwriting fee.

Frequently Asked Questions

What is the minimum DSCR for a rental loan?

Most programs look for at least 1.0, meaning rent covers the full payment. Some lenders allow ratios below 1.0 with a larger down payment, and ratios of 1.25 or higher usually earn the best terms.

Do DSCR loans require proof of income?

No. A DSCR loan qualifies on the property’s rent compared with its payment. Clion Capital does not require tax returns, W-2s or pay stubs.

How much down payment does a DSCR loan need?

Purchases commonly require 20% to 25% down. Cash-out refinances commonly allow up to 75% of the appraised value.

Can I use Airbnb income for a DSCR loan?

Yes. Clion Capital underwrites short-term rentals using 12 months of Airbnb or VRBO booking history instead of a long-term lease.

Is there a limit on how many DSCR loans I can have?

DSCR lenders generally do not apply the 10-property cap found in conventional lending, so investors use them to keep growing a portfolio.
